Why Cash Flow?
We base our strategy on cash flow because it is the return that can be actively managed. Unlike other asset types, real estate is advantageous in that it enables the personal creation of value. With proper management and a proven system in place, we can purposefully maximize cash flow in several ways. For example, by negotiating the purchase price down and systematically picking great tenants. In addition, strong cash flow also ensures that at minimum, money is not coming out of pocket for paying down the mortgage. In essence, a focus on cash flow ensures:
- Cash on cash return and monthly income
- Mortgage is being paid down
- No more money out of pocket after initial investment
Why Multi-family and Commercial?
Appreciation is a major wealth generator when discussing real estate, but it is also very volatile and unpredictable. Often, small properties can generate cash flow that may be enough to cover for flat prices or even depreciation. However, we think that this is not enough and take an extra step to further protect ourselves against uncertainty. Commercial and multi-unit properties are a great hedge because of the following traits:
- Valued based on income
- Less correlation with the market and therefore less price movement
- More units mean higher potential for stronger cash flow, which in turn means higher value
- Mortgages are qualified by the property
- As a result, by focusing on cash flow and playing in the commercial field, our strategy maximizes return and minimizes risk, which is a recipe for great performance.
